This week, a significant overhaul of Class Q & R Permitted Development rights was announced! From the 21st May 2024 any applications that make use of these regulations will be subject to the new changes.
The maximum number of dwellings that can be created has been increased from 5 dwellings to 10, with a maximum total area of 1000sqm. However, it is important to note that the maximum size of an individual dwelling has been reduced to 150sqm from 465sqm.
Previously, Class Q & R rights were limited to the conversion of barns, but the new guidance has expanded the rights to allow for the rear extension of barns up to 4m from the building line on areas of existing hardstanding from before the 24th July 2023. This is limited to single storey extensions only and need careful design and consideration to ensure they are within the limits of the regulations. These changes could potentially unlock the development potential of small barns that were previously too small to be converted into a dwelling.
Perhaps most significantly, if your barn existed before 24th July 2023 you may be able to convert your barn under Class Q, subject to any other permitted development rights that have been exercised.
