Della Valle Architects prepared the planning drawings and a supporting Heritage Impact Assessment due to its location in a conservation area.
Class MA development rights were expanded in March earlier this year to remove the upper floorspace limits and any requirements for the building to be vacant. Where the ground floor is to be converted in a conservation area, a heritage impact assessment is required to support the application. You are unable to utilise Class MA development rights in certain situations, such as where the existing building is listed or if an article 4 direction removing the rights is in place.
